Vesting Title
Vesting Title is used to accurately identify the current ownership and legal description of the subject property. If the Vesting Deed(s) is not a solid (greater than arm’s length transaction) Warranty Deed, Court Order, or Judgment, the abstractor will continue running the title back until a reliable deed is found. Once the solid deed is found, the title will then be run forward to the current certified date; all outsales will be identified.
Note: Vesting Title will not include any encumbrances or a Chain of Title (COT).
Vesting Title package will include the following:
- Limited Title Certificate (LTC) will include an “Exhibit A” where the legal description is typed exactly as found on the vesting deed(s), including any scrivener errors (spelling, punctuation, etc.), less any outsales, followed by a Vesting Deed summary
- Property Card
- GIS Map(s)
- Project Map
- Deed Plot, if plottable
- Vesting Deed(s)
- Original Survey, Subdivision Plat, if needed
